Is a McDonalds coming to Mount Brydges?
The topic itself amidst plenty of public comments against it isn’t buried just yet, and ironically will just begin in early June. An update released by Strathroy-Caradoc in late April in regards to the parcel of land at 22226 Adelaide Road stated that following the zoning change request by the applicant for the development of a drive-thru restaurant, town staff outlined several concerns in early August 2024 including sanitary servicing, road widening, and parking availability.
Residents raised several issues, as well such as potential noise, odour, compatibility with the area, and demand for it. Eventually, Council denied the application, and the applicant subsequently filed an appeal with the Ontario Land Tribunal on September 5th, 2024. A five-day hearing has been scheduled now for June 9th, 2025.
In response to staff concerns, the applicant provided further documentation and revised the proposal as follows:
Increased drive-thru stacking from 5 to 8 vehicles
Widened the road right-of-way dedication from 1.31m to 2.62m
Expanded the landscaped buffer adjacent to residential zoning from 1.3m to 2.0m
Added a dedicated loading space for deliveries
Certain elements of the proposal remain unchanged:
Building size: 411 m²
Number of parking spaces: 26
Inclusion of a drive-thru
Access points on Adelaide Road and Allen Road
Although a formal site plan application has not yet been submitted, any future submission will need to address matters such as noise and odour mitigation.
Settlement Reached
With all planning-related concerns now resolved, Strathroy-Caradoc Council has agreed to a settlement. This agreement will be presented to the Ontario Land Tribunal during the hearing.
