
More development could be coming to Strathroy’s North end following a council meeting this week where Council was asked to and did in fact receive information only at this time for a proposed rezoning of 100 Second Street, the land at the corner of Head and Second Streets from Highway Commercial to site specific ‘Highway Commercial Medium Density Residential. The lands currently contain no buildings, and developers are proposing a residential condominium site with two storey townhouses totalling 7 condominium blocks containing 35 units as well as a commercial block with two commercial buildings. An application for Zoning By-law amendment was made December 7th last year, a public open house occurred February 24th this year, which included a variety of comments ranging from building setbacks, traffic to grading of the property.
Adelaide Metcalfe has requested that Strathroy-Caradoc confirm the availability of services to the area and commits to allocating services to the proposed development. The Township has concerns that Strathroy-Caradoc is only capable of supplying the required services to the proposed development through the re-location of water/wastewater capacity committed and allocated to Adelaide Metcalfe. Adelaide Metcalfe feels that any development in the area is premature until Strathroy-Caradoc can confirm there is no impact or negligible impact on the services available to, and earmarked for the Commercial Corridor.
The Zoning By-law amendment application will receive final consideration by Strathroy Caradoc Council at a future council meeting.
